Clients

My clients are law firms (solicitors) which are regulated by the Solicitors Regulation Authority.  They engage me as a consultant, and I provide my services to them or - through them - to their clients.

It's up to the law firm how it uses me.  Sometimes I present to their clients exactly like one of their permanent employees, using an email address provided by the firm and the firm's letter paper, and attending meetings with the firm's client.  Sometimes my involvement is not known to the firm's client, and my advice and drafting is provided through one of the firm's partners or staff.  Sometimes the firm's client is aware of my involvement as a consultant, but I still provide my services through a partner or staff member.  It is entirely up to each of my law firm clients how it uses me on each matter; I try to be as effective as possible in whatever role I am given, though I can sometimes be more effective if I'm dealing direct with the firm's client and his professional and construction team.

In the nature of my work, I am usually consulted by law firms' property departments, but sometimes I get calls from commercial or private client partners.

If you are not a solicitor and you would like to use my services, you are very welcome to contact me and I shall be happy to respond through one of the law firms I work for regularly.  You will get the same service as if I had been able to accept your instructions directly, with the added benefit that there will be a larger law firm backing me up where necessary.

We can help you, as a commercial property solicitor, in at least three types of matter:

1.       Property agreements (funding agreements, development agreements, agreements for sale and purchase, and agreements for lease), where one party has carried out or agrees to carry out work.  Our services include drafting, reviewing and amending the parts of the agreement relating to the works and their relationship to drawdown, completion etc., and the draft construction documents (appointments, building contract, performance bond, warranties) which will be annexed to the agreement.

2.       Due diligence exercises, e.g. reviewing and advising on construction agreements for a person acquiring recently built or refurbished property or a controlling stake in a company which has the benefit of such agreements.

3.       Acting for one of your clients who is entering into appointments and a building contract, e.g. for the refurbishment or fitting out of his own building.
